The top three commentators and scenarios so far on our free broking advice forum

Lenders Wanted, if you haven’t heard of it, is an attempt to draw on the wisdom of the broking community; you can post a difficult loan scenario and readers can post advice. It relies upon others getting involved, and that’s why we’ve recognised this month’s top contributions:

Lenders Wanted is free, featured three times a week in our newsletter, so if you have a scenario, or the expertise to help with one, we need you!

1. Comment: ‘grant’ advising on NSW, $450K, Owner occupied, Purchase, Full-doc, 90% LVR

Whilst MPA can’t confirm grant’s suggestion about Citibank specialising in workers on probation, this comment fulfilled a key objective of Lenders Wanted: to give posters an idea of where to look which they may not have thought of themselves.

hi,
you should try citibank they claim a niche in full time permanent employees on probation
cheers

2. Comment: Steve Rasmussen advising on VIC, $445K, Investment, Refinance, Low-doc, 80% LVR

A series of relevant and very to the point questions here, which should hopefully help the poster refine their search for answers. Steve has also helpfully contributed to other scenarios.

Do they have a financial planner/adviser involved ? i.e. are they able to provide written evidence of the proposed investment strategy from their adviser?

Prior employment - what was the situation prior to the Trust set up?

3. Scenario: VIC, $500K, Construction, Purchase, Full-doc, 95% LVR

A really interesting scenario, the sort of ‘tricky’ case which Lenders Wanted was designed to help with. Read the full scenario below, and feel free to add extra comments:

Hi,

I have a husband and wife couple.

They want to purchase land for $300k and borrow an additional $200k to complete construction and move into their first house. They currently live on rent.

The wife is a voluntary bankrupt from the end of last year. So I have run serviceability only on the husband and he does not have the borrowing power as I have to place the wife as a dependent.

Would any lender look at this deal with the wife as a current bankrupt on the loan as well? She has as a good income and the couple will meet serviceability if it is a joint loan. Where would the interest rate roughly sit at?

Kind regards
