NSW, $500K, Investment, Purchase, Full-doc, 80% LVR

Self employed courier does not fully service on past two years financials, due to the fact he was not fully working as he was studying part time. Since November he has been doing fully time couriering and his income has increased $20,000 to $30,000. Does any financial institution take into account the current financial year?
