Lenders Wanted

QLD, $263K, Commercial, Purchase, Full-doc, 65% LVR

I have a client who is looking to purchase a commercial property in Gordonvale Qld which has a old buried fuel tank on. I have been told that I need to have a environmental inspection report completed. This I can understand but when asked where I can arrange for this to be completed the lender doesn't know or says to speak to a valuer. The valuers have not been able to help.Any ideas who would undertake this?

    Try the Department of Environment and Conservation ( or QLD equivalent) for a list of authorised inspectors. Initial testing could take several months. if contamination is found the process could be long winded. I have 2 similar deals. Both involve service station sites. One has taken 3 years to resolve and the other is going into the 6th year of remediation work. The vendor of the site should have been having the site tested on a regular basis and should have had a clearance certificate before listing the property for sale.
